STILL AVAILABLE!! This is a 2BR/1BA apartment occupying the south section of the lower floor of the building, with windows facing east, south and west. The front door entry is a few steps up onto the porch from street level. The back door is convenient to the back yard and parking area, accessed using a few steps up to the back porch. The original structure is a historic home built in the 1890s by Col. J. C. Cooper, a locally notable Civil War veteran and author who served locally as postmaster and surveyor. The original home converted to multifamily use in the 1940s during the post-WWII housing boom. The facade and interiors have the character that come with a long and varied history. This apartment was renovated in 2020 with new blinds, LED lighting, fresh paint, powder coated radiators, plumbing updates and new flooring throughout. The refrigerator, dishwasher and range are also recent models. Seasonal heat is provided to the building by a boiler system controlled with a central thermostat (located in this apartment's living room) and individual valves on each apartment's radiators. Tenants are welcome to use their own portable or window-mounted AC units. There are a coin-operated washing machine and dryer in the basement, accessible via exterior stairs. Tenants have secure access to the laundry room and entry hall using electronic keypad locks. There is a roomy, fenced back yard and shady front porch. A one-year lease is required. For our tenants' convenience, we accept rent via Venmo or a check through the mail. Up to two pets ok with signed pet agreement, additional deposit of $500, and pet rent of $50/month per pet. Regarding applications: An application is required for each resident adult. We process applications in the order they are received and not before they are complete. We provide a copy of our standard screening policies with every blank application or upon request. We check rental history, credit (using Decision Point score, must be 80 or better), criminal background check, employment and personal references. We apply the application fee to the first month's rent for approved tenants. We accept applications electronically or in person. We accept application fees by cash, cashier's check, Venmo or PayPal. Please note, an application is not complete until we have received all of the following from the applicant or a group of applicants: Completed application for each adult, including all required signatures and initials. $42 application fee for each adult, which covers the credit check and criminal background check costs. We apply the application fee to the first month's rent for approved tenants. Either show or provide scans or hard copies to the landlord of all adult applicants' state-issued driver's license or other state-issued or federally-issued photo ID plus any second form of ID showing the same name.
