From there, you will receive an application from MySmartMove. RENTAL CRITERIA We at Legacy Real Estate Partners conduct a thorough approval process. All applicants must apply through MySmartMove, which is a Transunion company. The application fee is approximately $40.00 per applicant. MySmartMove will pull your credit report, eviction records, as well as your criminal background. From these reports, MySmartMove will recommend if your application should be an "Accept", "Accept with Conditions", or "Denied". If the application is recommended as "Accept": Legacy Real Estate Partners will review the reports provided by MySmartMove. If debt is shown to a landlord in the collection records, the application will be denied. If there is no landlord debt shown, Legacy Real Estate Partners will contact landlords of addresses provided on credit report and application to obtain rental history. Application will be denied if there are more than 3 late payments in the last 12 months, if there are serious lease violations, or if there is a balance owed to the landlord. If there is no verifiable rental history, an additional security deposit will be required. Finally, Legacy Real Estate Partners will request proof of income. Applicant(s') combined monthly income will need to be a minimum of 2.5 times the monthly rent. If the application is recommended as "Accept with Conditions": The same procedures for "Accept" will apply. If applicant meets all criteria, an additional deposit of one month's rent will be required. If the application is recommended as "Denied": Legacy Real Estate Partners will not proceed with the application. Co-signers? Co-signers are allowed if the applicant can show proof of full-time student status. Both applicant and co-signer must meet all qualifying criteria listed above. The only exception is the student applicant is not required to show proof of income.
