SECTION 8 HOUSING VOUCHERS ARE NOT ACCEPTED AT THIS TIME. Only five minutes north of Lincoln in rural farming area. Secluded, remote and quiet with fire pit. Lots of wildlife. This is a walk-in unit from the parking lot to protect the environment and maintain quiet. This is a $300 discount if driving in to the property were permitted, which it no longer is except for a couple days during move-in and move-out. --This unit is offered for a 4-5 month lease. A new lease could be signed for 1 year at end of this 4-5 month lease if landlord and tenant are in agreement. --Electric is a flat rate of $15 per month with the monthly payment. --The water bill is a flat rate of $10 per month per person paid with the monthly payment. --Trash collection and corrugated cardboard recycling is paid. --Maximum of two pets: Cats with vet documentation of having been spayed/neutered must be provided to me to my satisfaction. Dogs under 10 pounds are accepted. I love dogs, but no medium or large pet dogs accepted, sorry. $50 one-time non-refundable pet fee and $5 per month pet fee per approved pet animal. This is a non-smoking/non vaping property inside and out. --No other homes or roads are visible from the cabin. It's a very private setting. --If you like to play music loud every now and then, or practice your musical instrument at odd hours, likely no one will complain as the nearest neighbor is 2.5 blocks away. --Heat is all-electric with some passive geo-thermal supplement. The wood stove is fully functional but is not needed for heating. It is great to have only as an emergency heat and/or cooking source in case of a power outage. --Air-conditioning is provided by a wall-mounted window air conditioner, and a ceiling fan in each room. Passive geo-thermal is often adequate cooling. --Snow removal from the parking lot to the highway is provided except during the worst of storms. When they subside, we start digging out. --Biggest drawbacks: 1) No running water or indoor plumbing. 2) Landlord provides an outdoor solar shower. 3) The 1400 foot long grassy trail (equivalent to about 2.5 city blocks) along the stream from the cabin to the parking lot (a 5 minute walk) must be traversed on foot, even in inclement weather. --In the multi-use building at the parking lot there is a modern bathroom with double sink, double shower, toilet, handi-cap accessible, heated and air-conditioned. It is possibile that use of this facility could be arranged, but is a separate offering. -- A crushed rock parking lot and drinking water are available from an outdoor faucet at the parking lot. --Verizon cell phone reception at the cabin is very good as the cell tower is about a half mile away. There is virtually no reception for Sprint subscribers. --No structures may be erected. No livestock or garden is permitted. Non-running or unlicensed vehicles are not permitted at the parking lot. No vehicle may be kept at the cabin. --Pets running wild outside is not permitted. No fabrication or commercial use, or unlawful use or unlawful activities of the property is permitted. --Free parking is allowed for one operable vehicle with current registration at the farm parking lot. There is a second spot for the occasional guest to park. NOTE: THIS CABIN CAN NOT BE SEEN FROM A PUBLIC ROAD. YOU ARE UNABLE TO DO A "DRIVE-BY" AS YOU WOULD BE TRESPASSING ON PRIVATE PROPERTY TO SEE IT. YOU MUST--I REPEAT, MUST, HAVE AN APPOINTMENT TO SEE THIS CABIN. PLEASE DO NOT JUST "DROP BY" AND ASK TO SEE IT--YOU WILL NOT BE WELCOME, AND TURNED AWAY as I do have a life and family, too. The reason I do not list an address is that there is always some crazy who trespasses on my property or a neighbor's to get a look. Please go through the proper channels to inquire and see this property. --SHOWINGS: Review the pics in detail and formulate questions. Unfortunately, I cannot take time to show the cabin to everyone who is simply curious. I find it necessary to pre-qualify prospective renters more because I've had a rash of "Lookie Louies" who just want to come out and see the "cute cabin" and this is a total waste of my time. It takes 45 min. to an hour to schedule and show it and time is precious on our farming operation. Please think it through. Thank you for your interest. --Before finalizing any agreement, there is a $28 non-refundable application fee we collect prior to running a criminal background and credit check. --You must have a credit score of 640 or higher to qualify. --Time to think and health benefits: The peace and quiet and campfire give one time to think about family, career, and life in general. Plus, the health benefit of getting (2), five minute walks each day. --Conclusion: If one enjoys nature, privacy, and having a cheap get-a-way available anytime you want, this property offers tremendous possibilities and could be your Shamballa. --The landlord provides a lawn mower with fuel and maintenance and occupant must cut the grass in a timely fashion. FAQ's 1. Can I have groups of people down to the cabin for cookouts/parties/gatherings? Answer: A small group of 2-4 total well-behaved people once or twice a month is not an issue. More frequent gatherings and/or larger groups infringe on everyone's solitude and privacy and takes away from the setting. Public parks like Branched Oak Lake, Mahoney State Park and such are better suited for this type of social gathering. 2. What if I have mechanical problems with my vehicle? Answer: There is also a towing service only 5 minutes away on the way to Lincoln. If you are interested in applying for this cabin, email me any questions you may have.
