Utilities: Tenant is responsible for cable 3. Maintenance and Repairs: a. Tenant is responsible for minor maintenance and repairs resulting from Tenant's negligence or misuse. b. Landlord is responsible for major repairs and issues not caused by Tenant's actions. 4. Cleanliness and Pest Control: a. Tenant agrees to maintain the premises in a clean and sanitary condition. b. Tenant is responsible for pest control if infestation is due to Tenant's actions. 5. Compliance with Condominium Rules: a. Tenant shall comply with all rules and regulations of the condominium association. b. Tenant shall be responsible for any fines or penalties resulting from violations. 6. Insurance: a. Tenant is advised to obtain renter's insurance for personal property. b. Landlord's insurance does not cover Tenant's personal belongings. 7. Alterations and Decorations: a. Tenant shall not make any alterations or improvements to the premises without written consent from the Landlord. b. Tenant is responsible for any damages caused by alterations or decorations. 8. Occupancy Limits: Tenant agrees that the premises shall be occupied only by the individuals listed in this lease agreement. 9. No Subletting or Assignment: Tenant shall not sublet the premises or assign this lease without written consent from the Landlord. 10. Notice of Vacating: Tenant agrees to provide written notice of intent to vacate at least 14 days prior to the intended move-out date. 11. Pets are not allowed 12. Quiet Enjoyment: Tenant shall not disturb the peace and quiet of other residents in the condominium complex. 13. Keys and Locks: Tenant is responsible for any costs associated with lost keys or lock replacement. Keyless entry is provided for tenant. 14. Parking and Storage: Tenant agrees to use designated open parking spaces by pool area 15. Indemnification: Tenant agrees to indemnify and hold Landlord harmless from any claims arising from Tenant's use of the premises. Any violation of these terms may result in eviction and/or legal action.
