Rent Discount: We are looking for tenants who will treat this property as their own and who plan to make this house their home. Therefore.... Base rent is $1400, but as an incentive for the Tenant to assume full responsibility for minor repairs and the continuing maintenance of the property and for paying the rent ON TIME, a discount in the amount of $100.00 (One-Hundred and zero cent dollars) is offered to the Tenant (bringing rent to $1300/month). This discount works in a similar manner to a deductible insurance policy. The Tenant pays the first $100.00 each month for parts and materials required to maintain the property. The Landlord will pay all costs above that amount. For each month in which Tenants meets these conditions the Tenant may simply deduct the $100.00 discount from the next month's rent. THIS DISCOUNT WILL BE FORFEITED IF THE RESIDENT FAILS TO PERFORM DUTIES AS STATED ABOVE AND WITHIN THIS LEASE. The Tenant understands that the Landlord is not able to provide significant support. The Tenant assumes responsibility for routine and minor maintenance in return for the discount. In case of maintenance challenges which are too great to be covered by the discount, the Tenants should contact management. The rental discount is offered as an incentive for the Tenant to take responsibility for the minor maintenance and repairs thereby relieving the Landlord of this responsibility and to pay the rent on time. Any time the Landlord is involved in payment for maintenance or for the collection of rents the Tenant will be ineligible for the discount and the full rent will be due for the following month.
