This unit is on the first floor of a 4-unit historic brick building located in the heart of the best part of Springfield. Walking distance to Uptown Kitchen, Hyperion, Main and 6th Brewing, Strings Sports Brewery, 1748 Bakehouse, Kluto Park and even Hemming Park and the ArtWalk! The unit is 1200sqft with two bedrooms and one bathroom. The kitchen has stainless steel appliances, a gas range, white quartz counters, soft-close cabinets. The living room has a (nonworking) aesthetic fireplace and a large front-facing porch. The unit has a top-of-the-line Samsung washer/dryer included. Hardwood floors throughout entire unit. Please be aware this building was built in the1920's and the bedrooms do not have any closets. I installed an IKEA Pax wardrobe in the middle bedroom. The wardrobe can stay or be removed. But as of now it is the only cloths storage for the unit. As such, the apartment is ideal for a couple or a single person but may pose challenges for roommates. Unless the second roommate would like to also buy another Ikea wardrobe for the second room. They are great space saving systems. Please just know I will not be purchasing or installing it. Also, as part of the lease, my tenants sign a house rules document that, among other things, regulate quiet hours. Loud night owls will not be a good fit. This is an older building (although fully renovated in 2015) that has shared walls. My tenants are respectful of each other. Water and trash are paid for in the rent. Tenant pays electric, gas and cable/internet. Pets allowed on case by case basis. Certain breed restrictions apply. One pet per apartment. No pets under two years of age. 650 or higher credit score required, clean rental history, must make three and half times the monthly rent. Two prior landlord references required.
