Renter is responsible for utilities. 1.All applicants to apply using Zillow application. Applicants with rent subsidies must provide all supporting documentation at the time of application. Incomplete applications can delay the process and may result in another applicant being approved while we wait for your information. 2. All adults (18 years or older) must complete a rental application; pay a non-refundable application fee of $35 per person via zillow. The application fee is to be used in full to process the application. The applicant(s) hereby waive(s) any claim for damages for reason of non-acceptance of this application. No credit report may be accepted from the applicant in lieu of landlord obtaining one from the agencies directly. Tenant screening process includes inquiry into credit, criminal/background and eviction history. 3. Applications are processed based upon multiple factors including but not limited to rental history, income, employment, criminal and eviction history, debt to income and credit score. If your application does not meet our minimum qualifications, additional security deposit may be required on a case-by-case basis. 4. Please note that if your credit report is frozen when landlord is processing your application, we are unable to pull your credit and you need to reapply. Be sure to unfreeze your credit report before submitting the application. 5. The average credit score between all applicants must be greater than 680 with at least 2 years credit history. Applicants with credit score lower than 680 will be reviewed on a case-by-case basis. Any eviction in the last 5 years or bankruptcy filed in the last 3 years may result in application rejection. 6. All persons, adults and children that will be residing at the property on a regular basis must be included in the application form. 7. Applicants are screened on a qualified basis with consideration for the most favorable terms such as the amount of rent, lease commencement date, and length of the lease. When qualifying criteria are equal, the owner/landlord may accept the application that was received first. All applicants are accepted or rejected on the authority of the owner/landlord 8. Credit history and income/employment history for a minimum of the preceding 24 months and housing references for the preceding 5 years are required. Applicants must provide us with the information necessary to contact past landlords. We reserve the right to deny an application if, after making a good faith effort, we are unable to verify rental history. Special circumstances should be explained in writing, in advance and submitted with the original application whenever possible. 9. All applicants must be accompanied by a copy of each applicant's driver's license and proof of income I.e. recent pay stub and or other supporting financial information. If self-employed, copies of Federal Income Tax returns for the last 2 years are required. 10. Fraudulent information will cause the application(s) to be declined. 11. Only two applicants may combine their incomes to qualify. The combined income should not be less than 40 times the rent (annual rent should be equal to 30% gross income). 12. Any and all requests (i.e. paint, carpet etc), clauses and contingencies which are basis for whether or not you will sign the lease must be stated in advance, in writing or landlord will NOT be required to make any such changes/upgrades. 13. Applicants are entitled to review, in advance, the lease, which they will be required to sign. Please request for a sample lease if desired. 14. Applicants are required to sign the lease within three (3) business days following the application approval notification, or priority of placement will be forfeited. A property shall be considered available until the lease is signed by all the lessees and shall be understood to be under a "contingent contract" until such time. 15. Tenants must obtain a RENTER's LIABILITY INSURANCE POLICY prior to move-in. Keys will not be handed over to tenants until the proof of the policy shown to the landlord. 16. Landlord allows only small dogs and cats as pets. One time non-refundable pet fee of $1000 is charged during the signing of the lease. Additional $100 per moth pet fee is added to the rent. 17. The security deposit negotiated in the lease is due upon lease signing. Any partial month's rent will be pro-rated on a daily rent of 1/30 of the total montly rent. Pro-rata rent for 7 days or less is due upon lease signing. 18. Tenants are responsible for all utilities (gas, water & sewer, electricity)
