About This Property

We spent three years thoroughly renovating this home located directly across from Swanson Park near the edge of downtown Albany at 338 6th Avenue SE, and this home won Albany's 2016 Historic Preservation award. We stripped the home to the studs and carefully rebuilt it to match its original historic character. For example, we built new double-hung windows from Douglas Fir to match the exact dimensions of the home's original windows. The kitchen's cabinets were all custom made from a black walnut tree in the front yard that was planted around 1890 by the home's first owner (a lady named Clarrissa Blount, who was a true Oregon pioneer -- she walked to Oregon from South Bend, Indiana in 1852). We also carefully restored the oak flooring we found hidden below layers of carpet and linoleum. The home now has three apartments: two first-floor one-bedroom apartments, and one second-floor three-bedroom apartment. This ad is for the front, first-floor, one-bedroom bedroom apartment. All wall, ceiling, and floor surfaces inside were brand new seven years ago when the first tenants moved in. While the apartment doesn't look as pristine as it did then, it still looks great to our eye. The current tenants will move out Saturday the 11th, and on Sunday the 12th -- after cleaning and touching up the apartment -- we will hold an open house from 1 to 3 p.m. It should be ready for you to move in on November 14th. Please do not bother the current tenants or attempt to view the apartment until Sunday. All appliances are essentially new. The kitchen's stainless-steel appliance package includes a side-by-side refrigerator/freezer with ice-maker and water dispenser, a high-end dishwasher, disposal, wall-mounted microwave and self-cleaning oven with a glass cooktop. The kitchen has granite countertops and an extra-deep stainless steel undermount sink. The bathroom has one-piece toilet, a full-size historic cast-iron tub with a plate glass surround for use as a shower, and a granite-topped vanity with dual marble sinks. One end of the bathroom has an essentially new stackable front-loading washer and dryer set. The bedroom has a walk-in closet. The living room has built-in wall speakers, custom-built granite-topped walnut entertainment cabinet, and a 5.1 audio-visual receiver. The main living area is heated and cooled by a wall-mounted heat pump. The home is historic, so it isn't as tightly built as current codes require, but the heat pump will provide relatively inexpensive winter-time heat along with air conditioning on hot summer days. The bedroom has a wall-mounted Cadet heater that is much less efficient ... so we recommend using it sparingly. Also, we recently added R19 insulation under all the flooring. If you need extra storage space, that's available in the home's basement and the 1925 carriage house. Nearly all photos in this ad were taken several years ago. A couple of the images are quite historic. And of course, the home won't look the same once it's filled with your stuff. We want $1,320/month in rent along with a $1,320 damage deposit. No one has smoked in this apartment and we want it to stay that way. Our two kitties are part of our family, and we don't understand why other landlords have such pet-hostile policies. So we don't charge additional rent or deposits if you have pets. We will pay for water, sewage, and garbage: you would pay for all other utilities. If you are interested in renting this apartment, then you should come to the open house we will hold on Sunday, November 12th from 1 to 3 p.m. That will let you see for yourself what it would be like to live in this historic home. If you like what you see, we will have rental applications and draft rental agreements at the open house. We've found this approach should give you ample opportunity to see the home and fill out paperwork. Alternatively, we can send you copies of all our paperwork through email. We do not charge anything for filling out a rental application, and we will treat all applications that we receive on or before Sunday as if they were received simultaneously. Then we will screen application(s). If you are approved, we will all sign a month-to-month rental agreement to make sure everyone understands exactly how the agreement will work.
