Water, Trash, and Lawn Maintenance included. *Property will not be shown without an approved application* 1.All properties are SMOKE-FREE and ANIMAL-FREE- a $1000 fine for each incident is stated above for any violations 2.All tenants must pay the agreed-upon rent via AUTOMATIC ACH transfer on the 1st of each month. Once your application is approved we will provide the paperwork to establish this transfer 3.Only tenants listed on the lease agreement are permitted to live at the property. Any change in the number of tenants must have a clean background check and be approved by your property manager no less than 30 days in advance and a new lease agreement will then be signed. 4.Sub-Leasing is NOT PERMITTED. 5.Tenants are responsible for the condition of the property- The property manager will perform inspections AT LEAST once per year for compliance at the convenience of their schedule. 6.Tenants are required to keep up the lawn or hire a lawn maintenance company unless otherwise stated in the lease agreement 7.Tenants are also responsible for any Pest Control or damage incurred from lack of regular treatment unless otherwise stated in the lease agreement. 8.
