For Rent or lease; 2 bedrooms with full-size closets, 1 bathroom, a laundry area with stackable washer and dryer hookups, stove, refrigerator. Off-street parking for 2 vehicles, small back porch, central heat/air. Rent is $995 per month with a $50 discount for payments received on or before the 1st of each month in our Post Office Box or using "CashApp". It is up to the tenant to make sure we have the rent in our possession to receive the discount. Rent is due on the 5th of each month. Move-In / move-out fee is $995. You must fill out an application in full. The location is 346 Longwood Street, Chickamauga, Georgia. We are looking for tenants who want to be good neighbors, tenants who will pay on time, tenants who will take care of our property, and tenants who want to make a home in our property. We do not allow pets, sorry. The current tenant is moving on December 31, 2023. We will show it to a potential tenant after the application is approved and we will coordinate with the current tenant. We first screen the applications based on whether or not you have a steady source of income. We look at the amount of income. We want to see at least 3 times the rent in steady, verifiable income. And we check the credit score. It has to be decent. We look at who's going to be living in the property. Most of our properties are 2 bedrooms, so we won't accept huge families. We will check references. We verify jobs. We talk to the last 2 or 3 landlords. We call one or two of your personal references. The tenant pays for all utilities. If you or your friends smoke, you will not qualify. We do not allow pets.
