Standard Minimum Requirements: o The tenant or tenants combined must earn 3x's or greater the monthly rent from document-able income sources. o Current and/or previous employment must be verifiable for six (6) months. If you recently started a new job and do not have a pay stub at this time, an employment letter from your supervisor (on company letterhead) stating the number of hours you will work per week and your salary will suffice. o Applicant may not have any evictions or unpaid judgments from previous landlords. o Prior Rental History Must be listed. Please provide six months of current verifiable rental history. Tenant(s) must have good references from past landlords. o Tenant(s) must have a credit score of 580 or higher. o Identification: A copy of a current valid driver's license, state identification card, passport, or military I.D., is required for each application. Initial Costs at Lease Signing: o Security Deposit (1x) of monthly rent. o 1st Month's rent due at lease signing. o Pet deposit if applicable The owner pays water, sewer, and trash on the unit. The tenant will be responsible for gas and electric. Small dogs are allowed with a non-refundable pet deposit. No smoking in the unit.
