Step 1. Once applicant has seen apartment, we do Income verification + reference check (landlord / work / personal) via emailed documents + google form. Suggested Annual Household Income is 35x Monthly Rent + ~700 credit score. Students welcome (with lease guarantor). Step 2. Once step 1 is cleared (and we are fairly certain of the applicants suitability for tenancy) applicants are sent a link for background / credit check which applicant pays for through Transunion ($43 dollars per co-signer). If that comes through all clear and credit / criminal check are suitable for tenancy, we can proceed. -No pets, no smoking -No Subletting -Rental terms offered: Month-to-Month (Tenancy at Will), 6-month, 1-year -Tenant pays for their own utilities (gas, electricity, internet) -All applicants must agree to and pay for 3rd party credit/background-check + criminal history check ($43) for each tenant who will be contributing to rent. If you have a background/credit report that is less than 30 days old, we can accept that instead. -Rent must be paid via Zelle direct deposit in 1 lump sum by the first of each month (with 3 day grace period) -For insurance purposes, the lease does restrict number of long-term occupants. -1 month security deposit required. Deposit is returned to tenant within 14 days, pending inspection conducted with no damages found. -Tenants are responsible for their own trash removal. Trash cans are provided. Trash goes out twice a week. -For any plumbing/drainage issues, tenants are expected to call service number (provided by landlord) -Tenants are expected to keep the front-lawn tidy, free of excess furniture, toys, grills, bicycles. -If noise disturbances are reported by neighbors, tenant will be issued notice of default. -Tenants are not permitted access to the basement / boiler / furnace. Contact ownersthere are any heating issues. Repairs may take up to two weeks, if not longer. -Tenants are not permitted to make construction modifications / alterations to the infrastructure of the property. -Any uninhabitable condition caused by the tenant or persons under the tenant's direction or control does not constitute a breach of the warranty of habitability. In such a case, it is the tenant's responsibility to remedy the condition
