#7 Clinton St is a welcoming, comfortable, and conveniently located cottage in first block from Newport Harbor and King Park, off Wellington Ave. [Home of Ida Lewis + New York Yacht Clubs]. There is one 'off street' parking space. The house has small back yard [maintained by owners] and has 'spacious' feel with Spencer Park directly opposite / facing #7. [Houses on only one side of Clinton St] Utilities, satelite tv and internet included in rental rates. There are finished wood floors and carpets throughout. The house is well furnished, for complete ease for client occupation. It has a fully equipped kitchen, with all the customary appliances, plenty of dishware, silverware, cooking pans etc. Downstairs, a living room with tv, dining room, kitchen and 1/2bath. Upstairs there is a Master bedroom suite, queen bed with separate sitting room with a skylight. The washer & dryer are in a separate little room, off the master bedroom sitting room, and has an extra vanity sink for convenience. The second bedroom has two single beds and skylight. Both bedrooms have tvs. We provide linens and bedding, and plenty of towels, including beach towels. The house is air conditioned using 'inverter' units. The wooden deck on back of house has a table and 4 x chairs, umbrella & sun chairs, Gas Bar b q grill, and a wooden counter, with storage space underneath. We continuously keep on top of repairs, and do touch up painting whenever necessary between tenants. Just bring your suitcase! Where our house is situated, it is a wonderful location for harbor-front walks in King Park, located at the end of Clinton St. Especially one can enjoy spectacular Sunset views across harbor to Fort Adams and the Newport Pell Bridge. The house is within easy walking distance [2 Blocks] to Lower Thames St. w/ Restaurants, Shopping, art and craft shops. There is much to do in and around Newport, including viewing the famous Mansions, sailing, beaches, golf, kyacking, bicycling. We consider pets on an individual basis, please check with me about your pet. Our monthly rates change with the seasons, so please contact me for details of the dates you are considering. All utilities included in rental rates, plus satellite tv and high speed internet connection. We are restricted by city zoning to a minimum of 30 night rentals. I can email photos of the interior and exterior of our house. We are restricted by City Zoning ordinance to a minimum of 30 Night rentals. #7 is available from 5th Nov 2023 to 30th May '24. Then available again from 6th Oct '24 - 30th June '25. Our monthly rates changes, based on season. Highest rates for July & August @ $5950/month, ranging down to $4126/month from November to End March. All utilities are included in the rental rate. Included also are satellite tv and internet costs. In addition, there is a $200 cleaning fee. If extra cleaning is required due to pets, the expense is to be covered by tenant. Please contact me also if you are interested in multiple months. There is one off street parking spot. There is a 'no smoking' policy for our house. We consider pets on an individual basis.
