Rental applicants will be asked to apply via Zillow which screens tenants with credit and criminal background checks. Rental application fee paid by prospective tenant; landlord will not reimburse for any reason. Additionally, tenant(s) must supply a current clearance certificate from the Pennsylvania Child Abuse Clearance site upon signing the lease, and rental applicants must pay for this themselves; the fee is not paid by the landlord nor will the landlord reimburse the fee for any reason. Landlord uses a standard lease with a negotiated start and end date. Either party may terminate this lease with written notice of 30 days before the end of the rental period. There will be a $500 security deposit due at signing of lease. Rent is due 1st of the month. Tenant(s) responsible for all utilities (garbage pick-up is free but see borough policy for large item pick-up). Tenant(s) agree to keep premises clean and in good condition and promptly report any needed repairs to landlord. No pets. No smoking inside the house. There is on-street parking. Landlord will take care of certain outdoor property maintenance such as grass cutting.
