Sage Ranch is located in beautiful Paradise Valley a few miles north of Yellowstone National Park and 60 miles from Bozeman with its major regional airport, BZN. A smaller airport for private planes is at Gardiner near the north gate of Yellowstone. We are 35 miles south of Livingston for routine shopping and dining with local restaurants and shopping at Emigrant and Gardiner. The property has 3 separate living quarters but this short term lease thru April 30, 2024 is ONLY FOR THE MAIN HOUSE. The three living quarters are available for long term (annual) lease for $7350 per month. The Main House (1568 sq. ft) has a spacious master bedroom downstairs with a queen bed, beautiful private bath, and a uniquely designed twin bed nook for perhaps a young child. The laundry room is also downstairs with plenty of closet space and a pantry. The kitchen upstairs has high end appliances, gas cooktop and is fully furnished with lovely comfortable western furniture. In the living area there is a stone wood burning fireplace making it a warm and cozy place to sit and enjoy the indoor ambiance or the outstanding exterior views. A half bath is located on this floor. The home is surrounded on 2 sides with decking, a gas grill and patio furniture making for lovely outdoor living. The adjacent Bunkhouse Cabin (525 sq. ft) (NOT PART OF THE SHORT TERM LEASE THRU APRIL 30, 2024) has a private master bedroom with a queen bed and adjoining full bath. The other room consists of two log bunk beds, TV, eating area and a half bath. The kitchenette is fully equipped with microwave and cooktop along with full refrigerator. The cabin has 2 porches with outstanding views. It is perfect for kids and guests to have their own space apart from the main house. The newly built Barn Apartment (560 sq. ft.) (NOT PART OF THE SHORT TERM LEASE THRU APRIL 30, 2024) above the barn and has its own deck with rocking chairs offering a fabulous view. It has a fully equipped kitchenette, dining table, stackable washer/dryer, electric fireplace, smart TV and is adorably adorned with a warm and cozy feel making it the perfect place for guests, In-laws, business meeting space, or an artist's studio apartment. Sage is designed for personal privacy whether on your own or sharing this exceptional property with others. In total, all three living units will sleep up to 12 with a pull-out leather sofa in the main house. All three units are completely furnished and ready to live in! Just show up with your suitcase! From pots and pans to dinnerware and cutlery in all the Kitchens to comfortable furniture and decorations throughout, it is ready to live in. Inside, you will appreciate the hardwood flooring, exposed log construction and rustic and refined materials. Sage is truly unique. Heating is primarily supplied by propane radiant floor heat in the Main House and propane and electric heat elsewhere, all such costs are the responsibility of the tenant. Elon Musk's high speed Starlink satellite internet is available for $120 per month. SimpliSafe security is optional at $30 per month. Water is included in the rent. Garbage is to be taken to the county supplied Green Boxes located nearby at no charge. We are pet friendly but you will need permission for your specific pet. We do not have leash laws, but your pet cannot be allowed to disturb the wildlife. We will require Renters Insurance holding Ashling Ranch, LLC harmless in the event of tenant negligence. Sage Ranch is designed to take you away from the hustle and bustle of city life to to the outdoors where the real Montana exists. Outside our structures there are covered and open decks with outdoor cooking and dining. Sit at the outdoor bar and enjoy your favorite beverage while viewing the surrounding mountains and valley as the Yellowstone River flows thru it. Chilly night? You have a fire pit with boulder seats, perfect for s'mores and conversation. Sage Ranch is located in one of the few remaining dark sky places in the United States. In the dry clear air of Paradise Valley, you will see more stars and a brighter Milky Way than about any place on earth. The Ranch is located along Rock Creek and the Yellowstone River and is part of the larger Ashling Ranch. You will have non-exclusive access to our private Fish Cabin on the Yellowstone River at Rock Creek. For many, it is a favorite trout fishing spot. Don't fish? It is equipped for outdoor cooking, picnicking and relaxing by one of the worlds most renowned recreation rivers. It is a great place to watch the rafters float by or to put in or take out your own raft or kayak. We are surrounded by mountains with more wildlife than is commonly seen in the Park. In the winter the mountains stay snow covered while Paradise Valley is dryer. Don't be surprised to see hundreds of elk, pronghorn, and deer in our pasture as they come down from the mountains for winter grazing. Seasonal activities include hiking, biking, horseback riding, four wheeling, cross country skiing, and snowshoeing. World class skiing is just over the Gallatin Mountains at Big Sky. The rental term of the lease is until April 30, 2024. This short term lease is for ONLY THE MAIN HOUSE, not the Bunkhouse or Barn Apartment. All three living units are available for long term, annual lease at $7350 per month. All residents must be listed on the lease. You are welcome to have guests at any time up to the number of beds on the whole of the property. No subletting or "vacation" rental is allowed. Up to two pets may be allowed at an increased rent of $50 per month each. The living accommodations at Sage Ranch coexists with horses and horse operations that are located in the pastures and in the barn. The Barn Apartment is part of the LONG TERM LEASE OPTION, not the short term "winter 2023/2024" period. The barn itself, horse operation, pastures and storage areas are not part of the short or long term lease. Sage is part of the larger Ashling Ranch with its other living quarters and activity. Reasonable accommodations of each other is to be expected. Lessee pays for electricity and propane. Propane tank will be topped off before lease starts by lessor and is to be replenished as needed by lessee and is to be toped off again at departure by Lessee. Water is well water and free. High speed internet from Starlink is available at $120/month. SimpliSafe security is available if desired at $30/month. A rifle/pistol range is available with liability release. Utilities must be maintained sufficient to keep proper heat to prevent freezing in the winter. If property is not occupied continuously, it is acceptable to have a plumber drain and blow out the water lines as long as the heat is set to at least 55 degrees. Snow removal on Rock Creek Road and the Sage drive is handled by agreement between neighbors and this provision is at no additional cost to lessee.
