Premises The Landlord hereby leases to the Tenant the property located at 7642 S 2350 W, West Jordan, UT 84084, including all fixtures, appliances, and improvements therein (collectively referred to as the "Premises"). 2. Term The initial term of this lease shall be 12 months, commencing on chosen date and ending on chosen date, unless extended or terminated in accordance with the provisions of this Agreement. 3. Rent and Security Deposit a) The Tenant agrees to pay a monthly rent of $2,500, due on or before the 5th of each month. b) The Tenant shall also provide a security deposit of $2,500 to secure compliance with the terms of this Agreement. Of this deposit, $2,000 shall be refundable upon satisfactory condition of the Premises at the end of the tenancy, subject to inspection by the Landlord. 4. Use and Maintenance The Tenant shall use the Premises solely for residential purposes and shall maintain the Premises in a clean, safe, and sanitary condition, in compliance with all applicable laws and regulations. 5. Repairs and Maintenance The Tenant shall promptly report any needed repairs or maintenance to the Landlord. The Landlord shall be responsible for repairing major structural components, while the Tenant shall be responsible for minor repairs and maintenance. 6. Utilities The Tenant shall be responsible for all utilities and services associated with the Premises, including but not limited to electricity, gas, water, and internet services. 7. Entry and Inspection The Landlord shall have the right to enter the Premises at reasonable times for purposes of inspection, maintenance, or repairs, with prior notice provided to the Tenant. 8. Termination a) Either party may terminate this Agreement at the end of the initial term or any subsequent renewal term by providing written notice to the other party at least 30 days prior to the termination date. b) The Landlord may terminate this Agreement for cause, including but not limited to non-payment of rent, violation of the terms of this Agreement, or damage to the Premises. 9. No Pets and No Smoking No pets shall be allowed on the Premises without the Landlord's prior written consent. Smoking is strictly prohibited within the Premises. 10. Governing Law This Agreement shall be governed by and construed in accordance with the laws of Utah, and any disputes arising under this Agreement shall be subject to the exclusive jurisdiction of the courts of Salt Lake County, Utah.
