Terms and Conditions: Rent and Payment: * The Subtenant agrees to pay a monthly rent of $3000/month, which includes all utilities: WiFi, power, water, and garbage. The payment shall be due on the [Due Date] of each month. Fireplace Wood: * Wood for the fireplace is available for sale onsite at a cost of $250 per cord. The Subtenant may purchase wood at their discretion for use in the fireplace. Pet Policy: * Small dogs under 20 pounds are welcome in the property, 1 max. There is a $500 non refundable pet fee per pet and an additional $50 monthly fee. The Subtenant agrees to abide by all local pet regulations and to ensure the cleanliness and proper care of the property in relation to the pet. Liability Waiver for Outside Guests: * The Subtenant may have outside guests visit the property, provided they sign a liability waiver before entering. The Subtenant acknowledges that they are responsible for the behavior and actions of their guests while on the property. Application Process: * Prospective tenants are required to undergo a credit report check. Additionally, applicants must provide three references and the most recent paystub as part of the application process. A non-refundable application fee of $30 is also required. Security Deposit: * A security deposit of $4000 is due upon signing this Agreement. The security deposit will be held to cover any damages to the property beyond normal wear and tear. Term of Sublet: * This sublet agreement is valid from 11/01/23 to 05/01/24. The Subtenant agrees to vacate the premises no later than [End Date] unless an extension is agreed upon in writing by both parties. Maintenance and Repairs: * The Owner shall be responsible for major repairs and maintenance of the property. The Subtenant agrees to promptly report any maintenance issues to the Owner. Termination of Agreement: * Either party may terminate this Agreement with 15 days' written notice. In the event of early termination by the Subtenant, the security deposit may be forfeited according to the terms outlined in this Agreement. Governing Law: * This Agreement shall be governed by the laws of Washington State and Spokane County, and any disputes arising from this Agreement shall be subject to the jurisdiction of the courts in Nine Mile Falls.
