Down a long driveway, our 9 acre property is minutes to the village of Tivoli; our "passive haus" is surrounded by decks, gardens and the forest. Flooded with sunlight from the south, our house offers the best in modern building science, cool in the summer, warm in the winter. With western and eastern decks overlooking flowing year round creek, guests enjoy abundant wild and bird life. Having the best of both worlds this private property is secluded but walking distance to the village of Tivoli, with its grocery store, restaurants, pub, wine shop and clothing shops. Across our driveway entrance is Tivoli Bays a 1500 state park with fantastic runs, walks, a kayak/ canoe launch and great falls for cooling off on summer days. This property is a truly special place surrounded by 100 year old oaks, fireflies and fantastic nocturnal sounds as well as night skies. There is a rental cabin and a writers hut on the property. Owners and or airbnb guest use cabin. Owners use hut in warmer months. Our architect designed house is a minimalist house with a strong ecological bent. We have a drawer dishwasher, an European stacked washer/ dryer and a clothesline. We have one walk in shower and a outdoor shower, the other bathrooms have bath tubs with hand held showers. The house is not child proof. The 9 acre parcel is completely private from neighbors but shares cabin guest house. The area is close to Hudson, Rhinebeck, Germantown and Kingston. The area is famous for great restaurants, farmer markets, beer gardens, pick your own , historic homes and gardens great hiking, sculpture garden, art galleries, skiing, swimming.. see Kaatsbann, Bard SummerScape, The Speigeltent, to name a few right down the road..
