**Sept 2023**All hardwood flooring was restored & refinished. Newly Updated kitchen includes: new cabinets, counters, flooring, lighting, sink/faucet, satin-nickle finish pulls/handles, door. The house is freshly painted with new lighting and ceiling fans. All hardwood flooring throughout the house is scheduled for a deep seal, buff & seal before move-in. This is a large half double with 4 full bedrooms. The third floor attic bedroom runs the entire length of the house and has two rooms, but has access through one of the second floor bedrooms. It is ideal for 3 - 4 tenants ($600/ea). It comes available in August and rent varies according to the number of tenants in your group. Rent ranges from $1,800 (3 tenants) - $2,300 (4 tenants) depending on how many tenants. I am seeking a party of 3 or 4 to rent this property together. The kitchen has room for a small table/eating space. I did some remodeling in the bathroom as well adding all satin nickel finish hardware, porcelain tile and a ceiling exhaust fan, new medicine cabinet/mirror & newer vanity. The house has lots of natural lighting, large windows and high ceilings. You'll love the attic bedroom with exposed brick and the paint scheme throughout the house is very modern in gray with white trim. This house has character. There are hardwood floors throughout the house, original woodwork, three decorative fireplaces, lots of windows and natural lighting, a bay window, high ceilings, and ceiling fans in 3 rooms. There are two off-street parking places and plenty of street parking too (other than football game days). There is a back yard and a large deck with built-in seating. We use a mowing service, splitting the cost 3 ways: ~ $50/month for 2248, 2250 and me (bills about $150/month total). The basement has washer/dryer connections. The furnace and central air are newer units. Average winter heating bills and summer cooling bills ~$100/month. I work hard to keep it clean and maintained, but with so many students in the area it rarely goes vacant to allow for more extensive projects. Woods floors are scheduled for a deep clean & polish before move-in. Showing is easiest on weekends and after 6pm on weekdays. Tidy tenants are desired - the kitchen is brand new & once rented I will resume with smaller improvement projects. Renter pays gas, electric, water. No pets. No smoking.
