Absolutely NO Pets NO Smoking & NO Vaping, Rent for this house is $1500 a month with a one-year lease agreement. Deposit on this property is $1500 .Total upfront will be $3000 . It is recommended that personal property insurance known as renters insurance be purchased by the tenant. 12. Property owner reserves the right to inspect the house with a 24 hour notice. 13. Renters are responsible for any damages beyond normal wear and tear. Normal wear and tear does not include: Marks on the wall, rips or heavy spills on carpet or flooring, destruction of doors, walls, and appliances, or damage of any type etc. 14. Heating and air-conditioning units, exterior of house/Structure of house, and electrical and waterline aspects of the house will be maintained by the landlords unless caused by the tenant . 15. Lawn care will be provided by the landlord. 16. No locks can be changed on the house. There will be a $10 fee for lost or replaced keys. 17. deposit will be returned except for the amount of $400 for normal wear and tear if no expense has been incurred to cause damage, house is returned to the same condition as time of rental, beyond basic wear and tear. No rent is owed to the landlords, And renter fulfills the 12 month lease agreement. There will be a fee charged if house is not clean thoroughly upon vacating. 18. No smoking of any kind inside the home. This includes Vaping. 19. No pets of any kind or allowed at this rental property. 20. No satellite dish, etc., can be attached to the House or roof. 21. Or if you move out for any reason before your lease expires the following information applies: 1. Forfeit your security deposit. 2. Pay a service charge which we determine depending on how long you have been in the house and the condition in which it is left in. 3. You must still clean the house or pay for having it cleaned.4. Pay a lease breakage fee in the amount of two months rent. 22. Landlord is not liable in the case of theft, burglary, Vandalism, injury to renters, guest and other third parties. Renters Insurance is required at all time. 23. Attic is not equipped for storage. 24. Tenants cannot change the appearance of the house such as paint colors, wallpaper and wallpaper borders, ceiling fans, light fixtures, bathroom mirrors, shelving etc. without written Owner consent. 25. Landlord is not responsible for any falls or injuries on the property. 26. Bad check service charge is $40. After 2 return checks, money order or cash only will be accepted. No cashier's checks. 27. Renter cannot sublease or transfer their house to another person. 28. All satellite dish placement must be approved by the landlord. No access into attic for any reason. No nailing / drilling into brick, floors, or walls for any reason.
