Tenant Screening Criteria All qualified adult applicant(s) must submit an application. There is a non-refundable application fee of $45.00 per applicant. Approved applicant(s) may be required to pay an additional application fee to Woodcreek Fate Homeowners Association. Governing documents will be sent via email to approved applicant(s) and tenant(s) will be required to abide by all HOA rules and regulations. Applicant(s) must have a combined monthly household income of 3 times the amount of monthly rent. A security deposit of 1 months' rent is also required. When necessary, landlord also reserves the right to require a cosigner. Applicant(s) must have a minimum credit score of 680, no prior evictions, no declared bankruptcies, no liens, and no judgments. Criminal records must also contain no felonies, no domestic violence charges, and no prior misdemeanor convictions of sexual assault, assault or battery, theft, firearms related, or drug related charges. Applicants can be denied on this basis. Applicant(s) must also have 1 year of consistent job employment, in accompaniment of 2 years of continuous employment history. Self-employed applicant(s) will be required to produce last 2 years of tax returns or 1099's. Applicant(s) must pass a background check as to include credit check, criminal history, current employment verification, previous employment verification, income verification, and identity verification. A current address must also be provided along with 1 landlord reference, 1 personal reference, and 1 business or work reference. Previous landlord history may include timely payment history, timely notice to vacate, no disturbances or illegal activities, and confirmation of leaving property clean or undamaged at time of lease termination. Pet restrictions: only dogs, cats, fish, and turtles allowed. Pets can be considered on a case-by-case basis. Breed restrictions to include pit bulls, rottweilers, or Great Danes. No aggressive animals will be allowed. There is an additional restriction of a maximum weight of 60 pounds for pet and pet(s) must pass landlord interview. Tenant(s) must clean up inside and outside of property after pets. An initial non-refundable security deposit of $250.00 must be paid per pet, along with a refundable $250.00 per pet. Maximum number of 3 pets allowed. If found in violation of these restrictions, an initial animal violation charge of $500.00 will be enforced and $25 per day thereafter will be accrued. Fees and deposits are waived for service animals. A fee will be charged if fan remotes are lost, pool key is lost, mailbox key is lost, rekeying of any doors or locks is necessary, or property cleaning as which to include carpet or floors is necessary. No smoking or vaping allowed within property. No illegal, commercial, or business related activities allowed on property. Maximum tenant occupancy of property is 5 and maximum number of tenant vehicles allowed on property is 3. Maximum number of days allowed for guests is 14 days. If later than 14 days, this must be expressly communicated to landlord. Tenant(s) will be responsible for maintaining lawn throughout term of lease. Tenant(s) also required to water lawn weekly in the months of May, June, July, and August. Rent will be due on the 1st of every month with 3 days grace period. Late fee of $150 will be charged if rent is not paid within time. Lease terms will be no less than 12 months and no greater than 12 months. Landlord must be given access to property when requested and a trip charge of $100 will be charged if unable. Key-box is authorized to be placed on property last 30 days of lease. Early withdrawal fee will be 1 months' rent. A completed inventory and condition form must be delivered from tenant(s) within 5 days of moving into property. A move-out inspection must be scheduled with landlord 3-5 days prior to vacating property. A move-out checklist will be provided to tenant prior to inspection.Pets subject to owner approval.
