Reserve now to capture your coastal living dream! Beach House 6-Month Lease Terms Lease Term: The lease will begin on October 1, 2023, and end on March 31, 2024. Early termination of the lease is not permitted without financial penalty. Rental Payments: Monthly rent is due on the 1st of each month. A late fee will be assessed for any payments received after the 5th of the month. Security Deposit: A security deposit equal to one month's rent is required upon signing the lease. This deposit will be returned upon lease termination, less any deductions for unpaid rent, damages beyond normal wear and tear, or any other amount owed to the landlord. Utilities: All utilities, including electricity, water, sewer, trash removal, and high-speed internet, are included in the monthly rental rate. Maintenance and Repairs: Tenants are responsible for reporting any necessary repairs in a timely manner. Minor maintenance tasks such as replacing lightbulbs and batteries are the responsibility of the tenant. Property Use: The property is to be used for residential purposes only. The tenant agrees to comply with all local ordinances and community rules. Occupancy: The property may not be occupied by more than 10 people. Subleasing is not permitted. Pets and Smoking: No pets or smoking are allowed on the property at any time. Insurance: Tenants are encouraged to have sufficient insurance to cover all personal property located on the property. The landlord's insurance does not cover personal property of the tenant. Termination: At the end of the lease term, the tenant agrees to leave the property in a clean and rentable condition. Default: Failure to comply with any part of this agreement may result in penalties, up to and including eviction and forfeiture of the security deposit. This lease agreement will be enforced in accordance with the laws of the State of North Carolina.
