Eviction for Non-Payment: 45-Day Rule: If rent is more than 45 days late, the tenant is subject to immediate eviction proceedings. Notice of Eviction: A formal eviction notice will be issued, and legal proceedings will commence in accordance with state and local laws. 3. Forfeiture of Property: Abandoned Property: Upon eviction, any personal property left by the tenant in the rental unit will be considered abandoned. Disposal of Property: The landlord has the right to dispose of any abandoned property as deemed appropriate without liability to the tenant. This may include selling, destroying, or disposing of the items. 4. Legal and Collection Actions: Collection of Unpaid Rent: The landlord reserves the right to pursue collection actions for unpaid rent, including late fees, legal costs, and any other associated expenses. Credit Reporting: Unpaid rent and fees may be reported to credit agencies, impacting the tenant's credit score. 5. Policy Agreement: Tenant Acknowledgement: By signing the lease agreement, the tenant acknowledges and agrees to all terms outlined in this Termination Policy.
