Electric bill is covered. Wifi and cable services are not included. No trash services; thus, trash must be taken to any of the two compact locations within ten minutes (Lake of the Woods Community or on Constitution HWY). No mail services here for guest house, must have separate PO Box. This guest house is conveniently located near Walmart, a middle and elementary school and Germana Community college. Only about 25 minutes to either Fredericksberg or Culpeper. No pets allowed. No smoking of ANY kind inside property. One working vehicle per adult. Max of 3 people in guest house Parking onsite. Application will consist of the following: All adults (+18) must be on the lease, (Zillow will give you the opportunity to add people to application, If all adults were not added to application, missing tenant(s) will need to submit separate application). Background checks will be conducted on all adults. Proof of income and credit check (Acceptable score of 670 and above) Previous landlord reference letter. LEASE TERMS: MONTH-TO-MONTH Landlord pays for the following utilities: -Electric bill -Repairs caused by normal wear of appliances.
