Lease Agreement Terms and Conditions: Rent Payment: Tenant agrees to pay the monthly rent on or before the 30th of each month, without any deductions or set-offs, to the Landlord. Security Deposit: The Tenant has paid a security deposit as mentioned above. The security deposit will be held by the Landlord to cover any unpaid rent or damages beyond ordinary wear and tear. The Landlord will return the security deposit, minus any lawful deductions, within 30 days after the termination of the lease. Utilities and Services: The Tenant is responsible for all utilities and services, including but not limited to electricity, water, gas, and internet, unless otherwise specified in writing. Maintenance and Repairs: The Tenant is responsible for reporting any necessary repairs or maintenance promptly. The Landlord will make reasonable efforts to address these issues promptly. Pets: Pets are disallowed on the premises. Termination of Lease: Either party may terminate this lease agreement with written notice of at least 30 days before the intended termination date. The Tenant must provide written notice of intent to vacate. Property Inspections: The Landlord reserves the right to conduct property inspections, with reasonable notice to the Tenant, to ensure the property's maintenance and compliance with this Agreement. Subletting and Assignment: Subletting or assignment of this lease agreement is not allowed without written consent from the Landlord. Legal Compliance: The Tenant agrees to abide by all federal, state, and local laws and regulations while occupying the property. Entire Agreement: This Agreement contains the entire agreement between the Parties and supersedes all prior understandings or agreements.
