Property: Landlord agrees to lease to Tenant and Tenant agrees to rent from Landlord the following described real property (the "Property"). 2. Term: The initial term of this Lease shall be for a period of ____ months, commencing on the _____ day of ________, 20, and ending on the _____ day of ________, 23, unless terminated earlier as provided herein. This Lease shall automatically renew for successive month-to-month periods unless either Party provides written notice of termination at least 30 days prior to the end of the current term. 3. Rent: Tenant agrees to pay Landlord the sum of $1,200 as rent for the Property, payable on the 1st day of each month. Rent shall be paid in [payment method, e.g., check, bank transfer, etc.]. 4. Security Deposit: Tenant shall provide a security deposit in the amount of $1,200 upon execution of this Lease. This deposit will be held by Landlord to cover any unpaid rent or damages to the Property beyond ordinary wear and tear. The security deposit will be refunded to Tenant within 10 days after the termination of this Lease, less any deductions for unpaid rent or damages. 5. Smoking is only allowed in designated outdoor areas, if any, as determined by Landlord. Violation of this provision may result in penalties and eviction. 6. Pets: are not allowed 7. Maintenance and Repairs: Tenant shall be responsible for routine maintenance and minor repairs. Landlord shall be responsible for major repairs and structural maintenance. Tenant shall promptly notify Landlord of any maintenance or repair issues. 8. Utilities: Landlord shall be responsible for the following utilities and services: electricity, internet, gas, water, sewer, and trash removal, unless otherwise specified in writing by Landlord. 9. Entry by Landlord: Landlord or Landlord's agents may enter the Property for purposes including inspection, maintenance, or repairs with a minimum notice of 24 hours to Tenant. Emergency entry is allowed without notice. 10. Termination: Either Party may terminate this Lease with written notice as specified in Section 2. If Tenant wishes to terminate, Tenant must provide notice at least 30 days prior to the desired termination date. 11. Governing Law: This Lease shall be governed by and construed in accordance with the laws of the State of Alabama and the City of Auburn.
