But renter may prefer to sign a lease for two years paying the same rent for 2 years, 4. Security deposit equal to one (2) months rent 5. First month's rent at the time of signing the lease is required, 6. Pets are NOT allowed, 7. Renter is 100% responsible for all the utilities, including weekly trash pick up, 8. Renter is 100% responsible to change air filters in the HVAC units regularly per the manufacturer's guidelines, 9. Renter is 100% responsible for watering and maintaining the yard/lawn in a healthy condition, 10. Renter is 100% responsible for insuring their furniture, house hold goods, jewelry, ornaments, and any other valuable & antique items, 11. Renter may wish to change the lock (s) on the entrance door (s), 12. Should there be a need for a service call for the repair/fixing of malfunction of any appliance OR system, the renter shall arrange for the service call at his/her schedule and convenience and shall pay the initial service call charge. Land Lord will pay the rest of the bill, 13. Land Lord will assist the renter in every possible way to expedite the fixing of non-functional appliance/system. However, considering the current logistic and man power shortage problems, Land Lord shall not be responsible for fixing of the no-functional appliances/conditions for not getting fixed in an expeditious manner, 14. This home being 4 bed rooms, under no circumstances, more than 4 persons shall be allowed to live in this home except short time visitors. Owner pays Home Owner Association fee
