Located in the sought after and quiet residential neighborhood of Poinsettia Heights in East Fort Lauderdale. The neighborhood is great for walking, running & bicycling. Brand new tennis and pickle ball courts just right down the block of the house. The interior is flooded with natural light and has vaulted ceilings with recessed LED lights making the living room and dining area a happy space to make wonderful memories. The home has Brazilian walnut hardwood floors throughout. There's hurricane impact windows & doors. The modern kitchen features brand name appliances with plenty of storage for your culinary adventures! The Main Bedroom features a Key West style ensuite bathroom with a tub and shower; and walk-in closet. The Second Bedroom has two closets and a spacious, modern slate tiled bathroom just right outside the room! The cottage is completely separate and tucked behind front house where you will enjoy extra privacy and quiet. This home is for your private enjoyment only and not permitted to be sublet or rented as vacation rental by the tenant as per the lease agreement. Pets may be considered, if it's a dog, it will require a meeting/interview with the landlord. Will consider medium size dogs. If pet is approved, a one time non refundable pet fee: dog $350 (per person if a roommate arrangement); cat $250 (2nd cat additional fee applies). This house is for personal use only and the tenant is not permitted to rent/sublet this home as a vacation rental as it will be a violation of the lease agreement. Credit and criminal background check conducted by a third-party service and paid by adult applicant(s). Income & employment verification with official year to date pay-stubs, bank statements and minimum 1-year steady employment with the same employer. Salary must be 3x times the annual rent. First month $2,995, last months rent $2,995, and security deposits of $3,995 due at lease signing; cleaning fee of $350 (deducted from security deposit at end of lease when tenant moves out). Tenant responsible for electric & utilities. For Patriot Act purposes, U.S. citizens required to provide driver's license and original social security card.
