Pet Policy -Pets are not allowed in this rental property. -Emotional support animals are not considered pets under the Fair Housing Act and are therefore not subject to pet fees or pet rent. However, tenants must provide documentation from a licensed mental health professional confirming that the animal is necessary for the tenant's emotional well-being. -Tenants with service animals are not required to pay pet fees or pet rent, but are responsible for any damage caused by the service animal. An increased security deposit of $2 per SF of living space per animal is due prior to receiving keys and is fully refundable at the end of the lease. -Tenants with emotional support animals are not required to pay pet fees or pet rent, but are responsible for any damage caused by the emotional support animal. -Additionally, as per Utah state law, a landlord may not discriminate against a tenant with a disability and may not deny rental to a tenant with a disability because they have a service animal or emotional support animal.
