Only those on the lease are allowed to occupy the property - Late fees will be applied to a monthly rent if not paid within maximum 5 days from due date. Fees due to bounced checks will be charged back to the tenant - Tenant responsible for utilities. Property uses propane tank for stage 2 heating and fireplace. Tank will be fully filled by the landlord before the first day of the lease. At the end of the lease term renter is requited to fill the tank back to full, to cover the usage through the lease term. Alternatively, it can be left to landlord to handle at which point the cost will be charged back to the renter and payment either directly collected or deducted from the safety deposit - Safety deposit will be held by the landlord.
