If renter has 3+ animals, pet deposit will increase by $50 per additional animal over 2 animals. Renter is responsible for upkeep of yard. Overgrowth of the yard is not permitted. Renter will be responsible for all utilities of the home (wifi, cable, etc if desired). No smoking inside home. Tenants must park in the driveway. Additional street parking available for visitors, parking is not permitted in the yard. Landlord will confirm at the 10 month mark with tenant if the lease is to be re-signed or not. Current renter has first right of refusal. Rent is due on the first of the month via Venmo. Rent will increase by $50 for each day rent is late. If rent has not been paid on time two or more times, landlord reserves the right to remove renter. Renter must provide 60 days notice to terminate lease agreement early. If less than 60 days notice, renter is responsible for payment of the remainder of the lease and will not receive deposit back. Renter is responsible for any damage done to the home that is caused during stay. If appliances or other objects in the home that renter does not own are broken, they will be responsible for replacing them prior to the end of their rental agreement. Items included with the listing cannot be removed from the home under any circumstances.
