This is a quaint and cozy 1100 sqft house on a small dead-end road next to a rushing brook and small organic farm, which is currently not operating, but open for a possible homesteading project. East Richford is a tiny village in a valley right on the border, right next to the Mississquoi River. It has a spacious downstairs and 2 bedrooms upstairs (one closed, one open). It has both a wood-burning stove and a propane Rinnai heater. Water is from a nearby well and has sterilization. House has been recently painted inside. 25 min to Jay Peak, 10 min to Sutton, Quebec, 20 min to Enosburg The upstairs has 2 bedrooms, and a large living space downstairs with a wood burning stove. Possibility of a third bedroom in the fireplace room for additional rent. Thoroughly renovated bathroom and kitchen. Kitchen has a dishwasher, and the washer and dryer are inside the house, in a custom made closet under the stairs. The house also went through a rigorous lead abatement project several years ago. The hardwood floors are original and rustic, we can consider carpeting for additional rent as well. Rent includes trash. High speed internet is available with Comcast or Consolidated. Tenant pays heat, electric and can save a lot on heat by using the wood-burning stove. Optional participation in the shared garden and farming. Sharing space in the barn and pasture for farm animals is optional, with additional monthly rent. We prefer longer leases that end in a summer month, but are also considering short term renters and and can provide partial furnishing in that case, for a higher monthly rent.
