The Tenant will be charged an additional amount of 10% of Rent (.1 x $2,200.00 = $220.00) due immediately for any Rent that is received after the end of that month. Any three (3) late payments, consecutive or non-consecutive, qualify for immediate early termination of the lease with no notice from the Landord and Tenant will have 30 days to vacate the property. The Tenant may NOT make improvements to the Property without Landlord's consent. Tenant may propose improvements, but the Landlord makes no guarantees on approval or completion. Tenant may hang decor items on the walls in a reasonable manner. The Landlord is responsible for the payment of Recycling/Trash. The Tenant is responsible for the payment of all other utilities in relation to the Property, including water which will be billed by the Landlord, quarterly, via Venmo.
