The person(s) applying for the property MUST occupy the house they are applying to rent. We do not allow co-signers2. The person(s) applying to rent the property must have valid employment/income. The employment may be subject to verification with copies of tax returns. Social Security, Disability, or retirement income may be used as income; however all credit, background, and reference checks must still be met and passed. 3. The person(s) applying to rent the property must have satisfactory credit, over the past 7 years. We understand occasional problems, but we are looking for trends, as a whole. The way we gauge, if you tend to pay other people, you will probably pay us. If you do not tend to pay other people, you will probably not pay us. 4. We look at the most recent credit most carefully as it indicates the applicant's present financial situation. All long term rentals require an application which includes a credit check. Pets: If home allows pets, there is a non-refundable pet fee of $400/pet as well as $15/pet/month pet rent. Cleaning fee: Each home requires a $200 non-refundable cleaning fee.
