Landlord or property management company will make regular visits inside the house to check the condition of the property. Rents are due on 1st of every month. 100$ charged per day for late fees if rent is not paid by 3rd of the month. Property has to be left in similar condition as it was when signing the lease when the tenant leaves. Money will be deducted from the refundable deposit to pay for the damages caused by the tenant or to bring the house into a move in ready condition if not already left that way. Tenant cannot make any changes to the property inside or outside. These changes include but not limited to paint, structural changes or changing any appliances on the property. The property is in a subdivision and has an HOA. Owner is responsible for the hoa dues. However, tenant will follow the hoa guidelines.
