Landlord has dropped rent to $1300 a month cause the main home tenant will absorb the cost of the small apartment tenant's utilities cost. They will share the 2 lot yard with another tenant currently living there. In summary, there is a $800 non-refundable deposit up front along with $1300 1st month's rent & a $300 deposit of water/sewer refundable at the termination of lease. Water/sewer stays in landlord's name, but the electricity and gas will go in tenant's name. If there is a pet on the property, there is also a $300 non refundable deposit.
