This keeps down the maintenance required of the Tenant to do the basic landscaping maintenance required (e.g., lawn mowing, plant pruning of dead branches, making sure to watch and report when / if any plant(s) die or lawn goes dry (indicates broken sprinkler or drip head(s)) to Landlord if Tenant cannot fix it. Landlord pays for maintaining irrigation system, and replacing individual plants as needed when Landlord is notified promptly; the new plants are warranted for one year by Western Gardens if properly maintained. The City is responsible for maintaining the Cherry tree and the park strip, but we voluntarily water and mow it to keep it in good condition along with the front yard. A tenant does not need to have a Green Thumb to maintain the landscaping (the Landlord certainly doesn't have one), provided they have 2 - 3 hours a month available in the warm months to do the basic necessities. In the cold months (typically Nov - March/April), there is no need to do anything, since everything is closed down before the winter (irrigation & plants). If a Tenant prefers to hire a landscaper to come in and do this basic servicing then that is fine with the Landlord. The professional hired from Western Gardens nurseries to do these plantings has said he'd be able to do this work if requested. The two raised flower beds at the west end of the back yard are the Tenant's to use to grow vegetables, herbs, plants, etc. They have drip irrigation to them as well. 1 year Lease 1st & Last Months' rent $1,100 Security Deposit (refundable) $400 Cleaning Fee (retained for cleaning once move out; non-refundable) Pets Negotiable, with $50/month pet surcharge and $500 per Pet refundable Pet Deposit
