Applicants will need to provide landlord rental references, employment history, background and credit check. Tenant must provide proof of prepaid renters insurance with landlord named as additional insured and pets declared if owned/housed at property. Pets considered with additional deposit and previous landlord references. Proof of rabies vaccine required prior to leasing. No smoking, no open flames allowed in house. Tenant is responsible for cost and accounts for service of all utilities (City water/sewer/trash, Alliant Electric, average monthly $82, MidAmerican Gas, average monthly $54). Tenant is responsible for lawn care and snow removal. APPLICATION FEES are usually due when application is submitted NOT before you receive the application. I will only charge an application fee after you have filled out the application and if I spend money to verify your details. IE: Credit Check, Employment Verification, Background Check. This is not always necessary.
