Our standard security deposit is equal to monthly rental rate. Approximately 15% of the security deposit becomes a non-refundable redecorating fee and the remainder of the deposit is refundable. In the event the landlord is willing to accept a tenant with a pet or pets, the standard pet deposit is $200 for the first animal, $100 for the 2nd, and $50 for third. Approximately $100 of the total pet deposit will become a non-refundable pet fee. Our deposit & fee requirements may be subject to change. Because of the extra risk, liability, and wear & tear that can be associated with pets we have found it necessary to charge a small pet rental fee. The pet rental fee would be $20.00 a month for the first pet, an additional $15.00 a month for a 2nd pet, and $10.00 a month for a 3rd pet. The landlord does require that the tenant obtain liability insurance coverage in an amount of not less than $300,000 before taking possession of the property, and that the landlord, property management company & agent be named as an additionally insured party. Typically, a normal renters insurance policy will provide adequate liability coverage and naming the landlord and property management company & agent as additionally insurance parties does not add any cost to the insurance coverage. We advise all future tenants to examine the insurance coverage that they would be obtaining. Under the term of our lease, the tenant is responsible for any damage that the tenant or their invitees may cause to the leased property, and for this reason we advise all the future tenants to obtain insurance that would provide coverage for damage to the leased property during the term of the lease or their occupancy of the leased property. The amount of insurance coverage required may be subject to change. In most cases the tenant is required to arrange for and pay for all utilities, and the tenant will need to make necessary arrangements for all required utilities before taking possession of the property. In most cases the landlord will require that the lease start within 15 to 30 days of the date that the rental application has been approved. Please note that we cannot fully process a rental application or hold a property for an applicant if the application is conditional on viewing the property after the submittal of the application or conditional on any other matters that have not been discussed and agreed to by the property manager or landlord.
