55 and older community - Lucerne Lakes HOA At least 1 person must be 55 or older. The HOA is NOT the manager or owner of this property however the "rules and regulations" for the community must be abidded by and the application process must be followed. The HOA process will not need to be completed unless you have decided to rent the house from us and we've written up a lease. Please feel free to check their website: GRSMGT.com and follow the prompts for the requirements that the HOA requires when leasing within the community for further information. There is an application process with a criminal background that the HOA will run and they require an in person interview. The non-refundable fee is $350 and its included with the lease specifically for this house. It will not transfer to another property. The HOA process will take 1 - 2 weeks for approval. You would not complete the process unless you've decided to rent from us. The HOA does NOT manage the tenants. Once this initial lease process is completed the tenant would only work with the owners. If you rent for another year, you will not need to go through this process again. We would email them the new lease each year on should you continue to stay another lease period each year. Lawn Maintenance included 2 times monthly 12 AC filters included for monthly changes The items in the garage will be removed. The items on the back patio will be removed unless you would like any of them. Then the patio will be cleaned. Pets: The HOA does not allow dogs larger than 40lbs and not more than 2 pets.
