Tenant will not place grill under a porch, up against a house, or within 3 feet from any structure including sheds. No ongoing auto repairs are to take place on the property, including driveway, yard, and garage. Tenant will be responsible for all yard care which includes: mowing, weed eating, applying fertilizer and weed killer 3x per year, and applying mulch to flowerbeds in the spring. Tenant to have house professionally cleaned upon moveout and send the paid invoice to Landlord. Tenant to have carpets professionally steam cleaned upon moveout and send the paid invoice to Landlord. Rent will be paid through Zelle Repair Requests: All requests for repairs must be in writing and delivered to Landlord. If Tenant is delinquent in rent at the time a repair notice is given, Landlord is not obligated to make the repair. In the event of an emergency related to the condition of the Property that materially affects the physical health or safety of an ordinary tenant, Tenant may call Landlord. Ordinarily, a repair to the heating and air conditioning system is not an emergency.
