Tenants may apply for access to the Western Gates charter school (K thru 4th grade) that serves the neighborhood. ABOUT WHEELER DISTRICT: The Wheeler District is a pedestrian-centered, walkable neighborhood, with shops, offices, restaurants, a brewery, barbershop, salon, with new shops opening all the time. The iconic ferris wheel overlooks a large flat land park that hosts concerts from spring time through the fall. This neighborhood attracts new residents to OKC who come from larger cities and desire urban amenities within walking distance from home. This neighborhood is about a 5-minute drive from Downtown OKC. ABOUT THIS HOME: Lining the idyllic Pedalers Lane, the Courtyard Cottages combine the amenities of classic Wheeler homes with the efficiencies and charm of the original Wheeler cottages. A third floor with two bedrooms and a Jack & Jill bathroom includes private vanities and prime views of Wheeler and downtown. Lease includes WIFI and HOA pool access. Tenant is prohibited from installing any other cable/internet/satellite provider. Tenant is responsible for all utilities, including gas, electric, and water. 3 beds, 3 bath (two full, one half-bath) Applicants must provide the following: - Completed application - Proof of monthly income that is three times the monthly rent (multiple individuals may combine income to meet this requirement) - Minimum credit score of 600 - No felonies on arrest record Tenant is allowed one assigned, covered-parking space. Tenant may allow guests to use the common parking lot in the back for periods not to exceed 24 hours at a time. Street parking is also available. $50 late fee applies to all rental payments made after the 5th day of the month. There is a non-refundable "move-in fee" due at the time of move-in. There is a $300 non-refundable pet fee for all pets, and $100 non-refundable fee for each additional pet. Pets are limited to dogs under 50 pounds. 20. Smoking policy. Tenant shall not smoke inside the house, but may smoke on the front porch and in the back yard, provided that Tenant clean all trash, debri and waste products of smoking, including ashes, cigarettes, joints, rolling papers, from the site immediately thereafter. Tenant shall always use ashtrays when smoking. Tenant must have an OMMA Patient card in order to consume medical marijuana/cannabis on the premises. Violation of this policy may result in eviction. 27. Move out. Thirty days prior to expiration of this lease, Landlord will notify Tenant to schedule a "30-Day walk-through/punch-list," where Landlord will assess condition of the property, and create a working list of items to be completed for Tenant to receive a full refund of Tenant's Security Deposit.
