Utilities: The renter is responsible for all utilities, including but not limited to water, electricity, gas, sewer, trash collection, and any other applicable services. Rental Term: The length of the rental term is negotiable. A standard lease duration is 12 months, but flexibility can be discussed based on the renter's needs and circumstances. Pets: Pets are allowed, but subject to approval. A non-refundable pet deposit may be required. Renters must provide details about the breed, size, and nature of the pet for consideration. Any damages caused by the pet will be the renter's responsibility. No Smoking: Smoking is strictly prohibited inside the home. This includes cigarettes, cigars, pipes, e-cigarettes, and any other smoking devices. Any damage or cleaning costs related to smoking will be the responsibility of the renter. Maintenance: The renter is expected to maintain the cleanliness and general upkeep of the property. Any damages beyond normal wear and tear will be repaired at the renter's expense.
