Washer and electric dryer in the basement. Maximum occupancy for the home is two adults and two children. Minimum income of $56,000/year to qualify. NO PETS allowed unless they live in a tank. I am very firm on this, so please do not ask for a variance. Renter agrees to scheduled landlord quarterly walk-throughs of the property. NO SMOKING or vaping in the house or the garage. If I smell smoke, tenant can expect to be evicted. (Smokers might want to look elsewhere.) ALL adult co-occupants must have a credit check and background check through Zillow. (Due to the expense, these can wait until we each decide we have serious interest in pursuing a contract, however applications are incomplete until both checks are done for each adult renter.) No arrests or convictions for violent crime, or for the manufacture or distribution (trafficking) of drugs. Proof of consistent income for at least 12 months. No bankruptcies for at least 5 years. Gas and electric will be put in your name and paid directly. Both water heater and forced hot air furnace use natural gas. You will reimburse me each month for sewer and water, which legally must stay in my name. Renter is responsible for maintaining the lawn with the mower provided, and clearing snow (shovel provided). Rent is due on the first of the month and will be treated as late ($50 fee) after the 4th of the month. Rent will be paid electronically with Zelle, AppleCash, CashApp or Venmo. Proof of renter's insurance required before keys are handed over. Lease is for 12 months, plus any agreed-upon, partial months. A longer lease would be appealing to me, so if you are interested in one, mention it. No subletting.
