This 1860's farmhouse has three bedrooms and a spacious, full bath upstairs. There are three huge walk-in closets. Downstairs there is one bedroom and a full bath, the super-cozy living room with the wood stove which heats the whole house, a very large, brightly lit room which could serve as an art studio, workout room, or any number of functions. Finally, there's the huge farm kitchen with an island, recently renovated and fully equipped. The house has an unfinished basement which may be used for short-term winter storage of items such as bicycles. There is an oil-fired furnace backup in the basement. The house is located on a high bank overlooking the Connecticut River, which is visible from the house looking eastward. A 6 or 7 minute walk across the railroad tracks takes you to the river's edge. River Rd. S. is a paved road, less than 5 minutes away from the General Store and Putney's many other attractions. The owner of the property, who lives in a separate, attached unit, operates an organic berry farm in the field behind the house. There is a barn and a greenhouse on the property, which are part of the working farm and not available for tenant use. Tenants are welcome to walk, run, and play, anywhere on the property, including in the 20 acres of forest beyond the field. A $25 application fee (to cover credit and background check) is required to apply. Duration of the lease is one year. First month's rent and security deposit are due upon signing. No smoking in the house. Heat, electricity, propane (cooking and hot water), and internet/cable are not included in the rent. Snow plowing and trash/recycling collection are included. There is plenty of parking for tenants and guests. This fall there will be more than two cords of firewood left over from the previous tenants.
