MOTORIZED VEHICLES The speed limit in the park is 10 MPH and must be observed at all times. Tenants are encouraged to call Penobscot County Sheriff if this is not observed by anyone within the park. Speeding may be cause for eviction after three (3) written warnings. Off street parking space is sufficient to accommodate two (2) automobiles. Two automobiles are all that will be allowed per residence without written permission of the landlord. No parking of automobiles in the street at any time. Vehicles must be kept in the driveway only. Vehicles parked on the street will be towed at the tenants risk and expense. All vehicles must be registered, inspected and operable. Large commercial vehicles, boats and campers shall not be allowed within the park without express written permission of the landlord. Recreational vehicles designated for off road use such as snowmobiles, dirt motorbikes and all terrain vehicles will not be operated within the confines of the park. TRASH REMOVAL A dumpster is provided for tenant use only. If at any time the dumpster is full, it is the responsibility of the tenant to store trash and contain trash in plastic bags for road side disposal. No garbage or bottles may be stored outside your residence at any time. DAMAGE The tenant agrees not to damage the apartment, the building, the grounds or the common areas or to interfere with the rights of other tenants to live in their apartments in peace and quiet. Damage (other than normal wear and tear) caused by the tenant, the tenant's family, invitees, service animal or guests shall be repaired by the tenant at the tenant's expense. Upon the tenant's failure to make such repairs the landlord, after reasonable written notice to the tenant, may make the repairs and the tenant shall be responsible to the landlord for their reasonable cost. ALTERATIONS No alteration, addition or improvement to the residence shall be made by the tenant without the prior written consent by the landlord. INSURANCE It is recommended that you obtain renter's insurance to protect yourself and your property. Landlord will not be responsible for damage to tenant's property.
