Stay includes utilites, wifi, furnishings, linens and landscaping The home has the basic comforts so all you need to bring is your personal effects with you. Initial start up supplies include starter, toilet paper, paper towels, soap, garbage bags Things to note: Guest agreement is 30 days at a time Sales tax is paid Registered Short term rental 8 person occupancy MAX 3 car MAX on site and no grass parking Home is to be left how found. Cleaning fee will be added to initial payment $300 Zero tolarence for any smoking, marijuana and vaping in the home. Pets must be approved in writing with fees paid. Parties are not allowed and defined as any group over occupancy number. Immediate minimum $3000 fine for any rule infraction which will be used for damage, painting or cleaning. Guest agreements are signed each 30 days and maintenance inspections are scheduled each 30 days. Guest Agreements are 30 days at a time Security deposit is held in Southstate Escrow account and will be returned within 30 days of final day of stay less any cleaning or damages. CC and ID will be kept on file during the stay for any incidentals including smoke/vape damage, pet damage etc (just like a hotel stay) Utilities over $300 a month will be guest responsibility. Bill is usually $200. There is no lease, so guest cannot assume long term stay with out signed lease agreement. Pets must be disclosed and approved in writing. ESA must have certificate to accept with conditions. Service dog is approved with no fees.
