Lease Duration: The lease term will begin on Start Date and end on End Date agreement upon. 2. Rent Amount: The monthly rent for the property is $2800. If you prefer an all inclusive rent package where all utilities, cable, internet, lawn care, pool care, and pest control are included; the rent would be $3600. 3. Payment Schedule: Rent is due on the 1st of each month. 4. Security Deposit: Tenant agrees to provide a security deposit of $2800 prior to moving in. The security deposit will be returned within 10 days of the lease termination, subject to deductions for any damages. 5. Maintenance and Repairs: Tenant is responsible for maintaining the property and reporting any damages or necessary repairs to the Landlord promptly. 6. Utilities: The tenant is responsible for the payment of all utilities, including but not limited to water, electricity, gas, and internet. (If tenants chooses the all inclusive rent disregard) 7. Furnishing: The property will be rented fully furnished unless requested otherwise. Any furnishings damaged will be the tenant responsible to pay for through their security deposit. 8. Pool Maintenance: The tenant is responsible for the regular maintenance and cleaning of the pool. (If tenants chooses the all inclusive rent disregard) 9. Lawn Service: The tenant is responsible for regular maintenance of the yard. (If tenants chooses the all inclusive rent disregard) 10. Smoking: is not allowed inside of the property. If violated you will forfeit your security deposit. 11. Pets are allowed: There is an additional $50 monthly payment per pet. 12. No tours of the property unless you have submitted an application.
