Monthly Rental Terms: - Minimum stay: 30 days - Monthly base rent: $4,900 (all utilities included) - One-time pet fee: $100/pet/stay - One-time cleaning fee - $250 - Utilities included: water & sewer, electricity, WI-FI, trash pick-up (twice a week), lawn maintenance (frequency depends on seasonality), pool maintenance (weekly). - Additional charges: For stays 6 months or less, local taxes of 13% to be added to base rent, i.e. $4,900 (rent) + 13% (local taxes) - Payment terms: 50% at the time of booking, 50% due 30 days before arrival. For bookings less than 30 days before arrival - 100% at the time of booking. - All tenants to be screened and lease agreement to be signed. This home sleeps 7 guests. We recommend a party of no more than 6 people for comfort and privacy. Please choose the correct number of people when booking. - Master Bedroom: One King bed (sleeps up to 3 people) - Guest Bedroom #1: One Queen bed (sleeps 2) - Guest Bedroom #2: Two Twin beds (sleeps 2) - Common Area: One sofa & Rollaway Bed (sleeps 1) BATHROOMS: Bathrooms are stocked with complementary toiletries (shampoo, body wash, soap, etc.), bath towels, make-up towels, hairdryer and more.
