Lease Agreement This Lease Agreement ("Agreement") is entered into by and between the landlord, Thomas Lundberg ("Landlord"), and the tenant(s) ("Tenant"), collectively referred to as the "Parties", for the rental of the basement located at 124 E 520 N, Providence, UT 84332 ("Property"). The lease term commences on ___________, and will continue until August 10, 2024, unless earlier terminated as provided below or by law. Rent Payment: Monthly rent shall be _______, payable on the 1st day of each month via PayPal, Venmo, check, cash, or money order to Lundberg Ventures, LLC. A late fee of $50 will be incurred if rent is not received by the 5th day of the month. Security Deposit: A security deposit of the monthly rent amount is required and is refundable, less any amounts owed to Landlord under this Agreement, including any damages beyond normal wear and tear. Utilities and Maintenance: Utilities including water, electricity, gas, and internet will be split with the Landlord. Landlord will pay 65% and renter will pay 35%. Tenant is responsible for keeping the premises clean, reporting any damage or necessary repairs promptly, and will be liable for any repair costs due to negligence. Policies: No smoking is permitted anywhere on the property. No pets are allowed. Parking is available in the garage for the 3rd car extension only. Amenities: Snow removal and lawn care maintenance are provided. Tenant has access to the community field, trails, and close proximity to USU and nearby parks. Noise and Conduct: Tenant shall not cause or allow any noise or activity on the premises which might disturb the peace and quiet of other tenants in the building. Alterations: Tenant shall not make any alterations, additions, or improvements to the premises without the written consent of the Landlord. Notice Procedures: All notices between Parties under this Agreement shall be in writing and sent by mail, email, or delivered personally. Early Termination: Tenant understands that the lease is not renewable and acknowledges the end date of August 10, 2024. Insurance: Tenant is required to carry renters insurance for their personal property. Governing Law: This Agreement shall be governed by the laws of the State of Utah. Signatures: This Agreement is executed as of the Effective Date.
